Visual Inspection

During a Visual Inspection the Certified Inspector will access all rooms of a unit especially where children sleep or play.  They will take photos and provide guidance on what actions (if any) must be taken to obtain a Lead Safe Certificate.

 X-ray Fluorescence (XRF) is an analytical technique that uses the interaction of X-rays with a material to determine its elemental composition. XRF is suitable for solids, liquids and powders, and in most circumstances is non-destructive.  Due to the use of radioactive materials, various safety protocols and precautionary measures must be followed, including the premises must be vacant for this portion of the inspection (no exceptions).

A dust wipe inspection involves the Certified Inspector identifies area(s) to test.  Either using a 12" x 12" template or uses masking tape and measures a 12" x 12" test area.  It is important that this area remain blocked off and occupants refrain from wallking near this area while the testing is being conducted.

If a home was previously painted with Lead Paint, even if it is painted over it with non-lead paint, or even covered with another substance, there is a possibility with rain water the lead can run along the side of the house and force lead paint into the bare soil close to the house. That contaminated lead can be tracked into the home and cause lead contamination in the home.

The plumbing in older homes used solder which contains lead.  Lead has a low heat melting point and hot water can leach lead into the drinking water.  Specific rules must be followed to successfully have this test performed.

If a lead hazard has been identified by the Certified Inspector, a comprehensive recommendation report must be done.  It allows the contractor to know the areas of contamination and make recommendations to the owner for resolution.
